How it works
How VA loans work
The VA guarantees part of the loan, which protects the lender and makes flexible guidelines possible. You'll need a Certificate of Eligibility (COE), which we can usually request for you during the application.
No monthly mortgage insurance
VA loans don't charge the monthly mortgage insurance that most other government-backed and conventional loans require.
VA funding fee
Most borrowers pay a one-time funding fee, which can be added to the loan. Veterans receiving VA compensation for a service-connected disability, surviving spouses receiving Dependency and Indemnity Compensation, and active-duty Purple Heart recipients are exempt.
VA appraisal
The appraisal is ordered through the VA's system and confirms the home meets VA minimum property requirements.
Seller help with costs
VA rules allow sellers to contribute toward your closing costs, within set limits.
VA IRRRL refinance
The Interest Rate Reduction Refinance Loan helps existing VA borrowers refinance to a lower rate, usually with less paperwork.

How do I get my Certificate of Eligibility?
In most cases we can request your COE online through the VA during your application. You can also request it yourself on VA.gov.
Can I use my VA home loan benefit more than once?
Yes. When a VA loan is paid off, your entitlement can typically be restored, and in some cases you can have more than one VA loan at the same time.
Who is exempt from the VA funding fee?
Veterans receiving VA compensation for a service-connected disability, surviving spouses receiving Dependency and Indemnity Compensation, and active-duty service members who received a Purple Heart are generally exempt. Your COE shows your funding fee status.
Is there a minimum credit score for a VA loan?
The VA doesn't set one, but lenders do. Because we work with multiple lenders, we can look for one whose guidelines fit your credit.
